Imtiaz launches Kore in the Dubai Land Residence Complex: a residence built around training and recovery
Fifty machines under the Raw Theory name, a padel court, red light therapy and an edible garden. Studios start at AED 679,000, completion is stated as Q4 2028, and the first unit list has not been issued.
Imtiaz Developments has launched Kore in the Dubai Land Residence Complex. The building is organised around three things the developer calls its pillars — training, nutrition and recovery — and the amenity programme follows that order rather than the usual list of a gym and a pool.
The fitness floor is run under the Raw Theory name and holds fifty machines, equipped by Technogym with connected cardio, strength and functional training. A stair route the factsheet calls The Hike runs through the building as an alternative to the lift. Outside there is a social padel court, an outdoor gym and a sports lounge.
The recovery side is the more unusual part. The factsheet lists red light therapy, hyperbaric oxygen and brain mapping, coordinated through a wellness partner, alongside a sauna and a sleep system supplied by Heveya. The nutrition pillar shows up as an edible garden with a harvest table and pavilion on the podium.
Residents share a rooftop with an adults' leisure pool, a wellness pool, a kids' pool and a sunset deck. The first level carries a sensory garden, a climate comfort garden, garden co-working pods, a conversation pit, a family lounge and lawn, and a playground.

Payment
Two schedules are offered. The first is a 50/50: twenty per cent on booking, six instalments of five per cent between February 2027 and September 2028, and fifty per cent on completion. The second is a 60/40 with three years after handover: twenty per cent on booking, instalments to sixty per cent by completion, then the remaining forty per cent at 3.33 per cent a quarter.
Completion is stated as Q4 2028.
Location
Kore sits in the Dubai Land Residence Complex. The factsheet puts Meydan Golf, the Meydan Racecourse and the Meydan cycling track within fifteen minutes, and Downtown Dubai, Business Bay, Dubai Design District and Dubai International Airport within twenty.
